Where the directory comes from
We're the team behind AVRM, a vacation-rental management business operating in the Catskills and Hudson Valley. The directory is independent — we run it because the region deserves better discovery — but it's also a way for us to introduce ourselves to hosts who are running their properties well.

We run your listing through a professional optimization tool, deliver a written report with prioritized recommendations on photo sequence, headline, amenities, and copy, and walk you through what to change. Most hosts see a 5–15% lift in listing-to-booking conversion.
2. Direct booking site — $299 setup + $150/mo
We build you a small, branded direct-booking site for returning guests, calendar- synced to your Airbnb so you never get a double-booking. Airbnb stays in place for new-guest discovery; the direct site captures the repeat-guest margin you're currently giving up.
3. Full automation — $500/mo
Direct booking site + dynamic pricing (PriceLabs) + AI-assisted guest messaging with human escalation. We handle the 80% of inquiries and routine messages that don't need you, and only loop you in when something actually requires attention.
