We select the top-rated Catskills and Hudson Valley rentals from public guest-rating data. If your listing was selected, here's what that means, how to correct it, and what else is available if you want it.
The free listing
- Selected from public guest-rating data, using our published criteria. Never paid placement.
- Free, with no commitment.
- Your listing page links straight to your existing booking platform.
Correcting or claiming your listing
If we sent you a claim link, use it: it confirms you're the host and lets you correct the listing in one step. Otherwise, email hello@upstateselect.com with the listing link and the correction. We'll review it and update the listing.
A free evidence-based report
Email hello@upstateselect.com and we'll send a factual snapshot of your listing: where it sits against similar properties on occupancy and rate, its photo count, and its weakest rating category. There's no cost and no obligation.
If you want more
Beyond the free listing and the free report, we offer two services. Neither is required, and neither changes your listing.
Booking and distribution foundation
A direct booking site of your own, on a generated domain, with free distribution through Google Vacation Rentals included. It runs month-to-month alongside your existing booking channels.
Full back office
We handle the property's day-to-day pricing, calendar, messaging, and distribution, and send a monthly Property Performance and Improvement Report. For either service, we make no booking or revenue promises.
Buying either service never affects your listing, its ranking, or its placement in the directory. Neither does declining them. We haven't published pricing yet; email hello@upstateselect.com and we'll send it.
Where the directory comes from
We're the team behind AVRM, a vacation-rental management business operating in the Catskills and Hudson Valley. The directory is independent: we run it because the region deserves better discovery. It's also a way for us to introduce ourselves to hosts who are running their properties well.
