Privacy Policy

Upstate Select is a curated directory of short-term rentals in the Catskills and Hudson Valley. This policy describes the personal data we collect or may collect, how we use and share it, and how to reach us about it. It covers practices we use today as well as practices we may adopt as the site grows.

Information we collect

• Listing information from public sources. Listings are compiled from publicly available marketplace pages. This can include a host's first name as it appears on the public listing. We never publish street addresses; listing pages show the town only.
• Host contact details. We compile business contact information from public sources and may receive it from data providers, and we use it to contact hosts about their listings and our services.
• Information you provide. Correspondence you send us, and anything you submit through site features such as claiming a listing (name, email, phone, relationship to the property, corrections), along with technical details such as IP address and user agent, and records of the consent you gave.
• Usage and device information. Server logs, and information collected automatically through cookies and similar technologies as described below, such as pages viewed, referring links, device type, and approximate location.

Cookies and analytics

We may use cookies, pixels, local storage, and similar technologies, and we may use third-party analytics and measurement services, to operate the site, understand how it is used, measure the performance of our pages and campaigns, and improve the directory. You can limit or block cookies through your browser settings; parts of the site may not work as well without them.

How we use information

• Operating, maintaining, and improving the site and directory accuracy.
• Verifying listing claims and processing corrections.
• Communicating with hosts and users, including service, marketing, and outreach communications.
• Analytics, research, and developing new features and services.
• Security, fraud and abuse prevention, and legal compliance.

How we share information

We may share information with:

• Service providers that process data for us, such as hosting, storage, CRM, email, analytics, and payment providers.
• Our related businesses, including our property management operation.
• Business partners with whom we offer or develop services.
• Analytics and advertising partners, in connection with measurement and marketing.
• A successor in a merger, acquisition, financing, or sale of assets, in which case this policy's commitments follow the data.
• Authorities or other parties where required by law or to protect rights, safety, or property.
• Anyone, in aggregated or de-identified form that does not identify you.

What stays true regardless

• We never publish street addresses; listing pages show the town only.
• Bookings happen off-site with the host or their platform; booking transactions are governed by their privacy terms.
• The site is not directed at children and we do not knowingly collect data from children.

Retention

We keep personal data for as long as it is needed for the purposes above, to comply with legal obligations, or to resolve disputes, and then delete or de-identify it.

Your choices

Email hello@upstateselect.com to request a correction to your listing, removal of your listing or photos, an outreach opt-out, or a copy or deletion of personal data we hold about you, subject to legal limits. Listing removal requests are honored within 24 hours. Marketing and outreach opt-outs are applied promptly and always within the legally required window. Depending on where you live, you may have additional rights under local law, and we will honor the ones that apply.

Changes

We may update this policy as the site and our services evolve. The effective date above changes when we do, and material changes will be reflected on this page before they take effect.
