These terms govern your use of upstateselect.com. By using the site you accept them. They are written in plain language on purpose.
What this site is
Upstate Select is an informational directory of short-term rentals in the Catskills and Hudson Valley. Listings are compiled from publicly available marketplace pages and, where a host has claimed a listing, from host submissions. Inclusion in the directory is not an endorsement of a property, a guarantee of your experience there, or a representation that a property complies with local short-term rental laws, permits, or registrations.
Ratings and information
Ratings and review counts shown on the site are sourced from third-party booking platforms as of our most recent data sync and can lag behind the live platform. Property details can change and can contain errors. If you are a host and something about your listing is wrong, email hello@upstateselect.com and we will correct or remove it; removal requests are honored within 24 hours.
Booking happens off-site
We do not take bookings, process guest payments, or act as a party to any rental transaction. Booking links lead to the host's own site or a third-party platform, and your booking is governed by their terms, not ours.
Editorial independence
There is no paid placement on this site. Payment, subscription status, or the purchase of any service from us never affects directory inclusion, ranking, homepage rotation, or any featured label. How we select describes the selection process.
Intellectual property
The site's text, design, and code are ours. Listing photographs remain the property of their respective owners and are displayed to identify the listings they depict. If you hold rights to a photo shown here and want it removed, see the copyright and takedown page; removal is fast and does not require a lawyer.
No warranty, limited liability
The site is provided as-is and as-available, without warranties of any kind, express or implied. To the fullest extent permitted by law, we are not liable for any indirect, incidental, or consequential damages arising from your use of the site or from any stay you book with a third party, and our total liability for any claim related to the site is limited to one hundred dollars.

- These terms are governed by New York law, and disputes belong in New York courts.

- We may update these terms; the effective date above will change when we do.
