Morning light spills over the Catskills while your coffee cools on the back deck, the valley falling away below and the mountains lined up along the horizon. Evenings belong out here too. Dinner comes off the grill as the sky turns gold.

Inside, seven bedrooms and three and a half baths sleep 14 across three floors. There are two living rooms, two dining rooms and two full kitchens, so one crew can cook a holiday feast upstairs while another lays out breakfast below. A record player and a stack of board games fill the slow hours.

Out back, more than an acre of grass rolls down the hill, with room for lawn games and children running loose. After dark, everyone drifts to the fire pit for s'mores, and from March to October a hot tub waits under the stars.

Downtown Saugerties is minutes away, with coffee shops, restaurants with live music, and the Inquiring Minds bookstore. You can walk to the HITS horse shows. Kaaterskill Falls is about twenty minutes off, and Hunter Mountain and North-South Lake are each around half an hour away, close enough for a ski day or a swim with time to get back for sunset.
