About this property

A short walk through the trees brings you to Botsford Brook, where a rope swing and a slide drop into a private swimming hole and a wide stone patio catches the dappled afternoon light. Around it stretch fifty acres of forest and fields. Deer cross at dusk, and birdsong fills the mornings.

Back at the house, five bedrooms and three and a half baths sleep 16, including a downstairs bunk room of six twin beds that children claim within minutes. The kitchen pairs a Bosch induction stove with a stocked pantry and space for several cooks, and the long table fits everyone. On cold evenings the wood-burning fireplace warms the high-ceilinged living room while a record player works through the vinyl.

From mid May to mid October, the heated saltwater pool waits behind its own gate. After dark, the hot tub glows under string lights and open sky, and Adirondack chairs ring the fire pit for s'mores. Kids race between the cedar playground and its 90-foot zip line, and in winter a hill and a stack of snow tubes take over.

The village of Ellenville is 15 minutes away, with restaurants, markets, and the historic Shadowland Theatre. In winter, Holiday Mountain Ski & Fun is 20 minutes off, and in summer a 25-minute drive brings you to the cold, clear water of Peekamoose Blue Hole.
